Ciputra Group through PT Ciputra Mitra Tunas along with PT Karyadeka Alam Lestari announced their cooperation in developing a housing area which spans 100 hectares in West Semarang called Citraland BSB City. The area is part of an independent city as large as 1,000 hectares pioneered by PT Karyadeka Alam Lestari.
It is not the first time for Ciputra Group to develop housng projects in Semarang. Prior to this, the business group had suceeded in developing an exclusive residential 20-hectare area uphill called “CitraSun Garden Semarang”.
“We saw the potential of Semarang as the economy motor in Central Java so we are optimist with the Citraland BSB City project. Different from the previous project, the project is a project with a 100-ha city scale,” stated Artadinata Jangkar, Director of Ciputra Group.
“The project scale - the biggest in Central Java - may be the reason of the development of an independent separate satellite city which supports the growth of the nearby big city in the next 20-30 years. What makes it even more appealing is the fact that the project is located in the adjacent are to the downtown Semarang (around 12 kilometers) and 8 kilometers away from the International Airport Achmad Yani,” he added.
Artadinata compared the project to a housing area in Serpong, a suburban are near Jakarta which currently transforms into one of the most sought-after housing area in the capital. “The land price in Serpong has reached more than Rp 7 up to 10 million per square meter because it is a satellite city which serves to accomodate the widening of the capital.”
Jatmiko Arif Wibowo, General Manager of PT Ciputra Mitra Tunas stated, one of the advantages of the project is the hilly landscape with man-made lakes. We offered the green housing in harmony with the hilly West Semarang landscape.”Therefore, we targeted the middle-up young customers with high interest in nature preservation, especially for their newly-formed families.”
In the meantime, Didi F. Korompis, the General Director of PT Karyadeka Alam Lestari also elaborated, of the company’s entire BSB City land which spans 1,000 hectares, they are pleased to cooperate with Ciputra Group to develop some of the land. “With the facilities we have already and will set up, we are very convinced that Citraland BSB City is the best choice for Semarang property buyers wanting to live in hilly areas where the air is relatively fresh and cleaner and close to the downtown.”
The green concept is proven by a few things. Citraland BSB City offers 2 artificial lakes which later will function as a recreationary site and an oasis from the hectic city life. Besides that, the housing is located in a hilly landscape, where the hills and woods will be preserved as they were so the landscape will stay green and the air quality is maintained.
At the first stage, Citraland BSB City plans to sell 333 units of its property products with prices ranging from Rp. 500 juta with 3 types of house as follows:
Ambrosia type (144 square meter land/ 70 square meter building and the starting price is around Rp 500 million)
Bromelia type (144 square meter/ 95 square meter building and the starting price is around Rp 600 million)
Cornella type (180 square meter/ 110 square meter building and the starting price is around Rp 800 million)
Thus, on October 6th and 7th, 2012, a soft opening was held at BSB Sports Club, BSB City, Semarang, from 3 pm to 9 pm on Saturday and from 9 am to 3 pm on Sunday,”
The arrival of Citraland BSB City in the town may contribute significantly to housing demand and needs of the middle-up consumers.
